  • Co-Hosting (Owner-Partnered Management)

    For property owners who want to stay active on their Airbnb account but leverage professional support.

    With Co-Hosting, the property remains under your Airbnb account, and Luxen is added as your official co-host. We manage the operational side while you retain ownership control and receive payouts directly from Airbnb (with Luxen’s 20% split automatically applied).

    Handle all guest messaging, check-in coordination, reviews, and issue resolution

    Cleaning coordination and turnover inspections

    Luxen operates as the primary host on your listing, taking full responsibility for the success and day-to-day operation of your short-term rental. We handle everything — from guest communication and dynamic pricing to vendor coordination and performance optimization. You simply receive your monthly owner payout.

Hosting Partner FAQs

  • Primary Hosting means Luxen manages your property under our hosting account, giving you a fully hands-off experience with multi-platform exposure.

    Co-Hosting means you keep your Airbnb account and ownership, while we manage day-to-day operations and guest interactions.

    • Primary Hosting: Airbnb and other platforms send payouts directly to Luxen, and we distribute your owner earnings monthly with a detailed statement.

    • Co-Hosting: Airbnb automatically splits payouts — you receive your portion directly, and Luxen receives its management fee automatically through Airbnb.

  • Our management fee covers all ongoing operational services: guest communication, booking coordination, cleaning coordination, listing optimization, pricing adjustments, and performance reporting. It does not include restocking supplies, repairs, or third-party service costs (which are tracked and billed or fronted up to your monthly threshold).

  • For both service models, Luxen manages supplies and routine maintenance needs. We front costs up to an agreed monthly threshold, then either deduct or bill for the overage (depending on your model). You receive a transparent record of every transaction and receipt.

    • Primary Hosting: The listing is managed entirely by Luxen, but you have full visibility through monthly performance reports and the owner portal.

    • Co-Hosting: You retain full access to your Airbnb account and can see every message, booking, and payout in real time.

  • We manage all guest communication 24/7. For maintenance emergencies, we dispatch our trusted vendors or on-call partners and immediately notify you if costs exceed your pre-approved threshold.

  • We use dynamic pricing tools that analyze demand, seasonality, local events, and competitor rates to maximize your property’s revenue while maintaining strong occupancy.

  • Yes. A one-time onboarding fee (typically $550–$750 depending on the property) covers professional listing creation, setup, photography, pricing calibration, and system integration into our management platform.

  • Owners receive monthly financial summaries showing revenue, expenses, and profit. We also provide performance insights such as occupancy rate, average nightly rate, and guest review summaries.

  • Absolutely. Many owners start with Co-Hosting and later transition to Primary Hosting for full automation and multi-platform exposure. We’ll handle the migration seamlessly when you’re ready.

  • We currently manage short-term rentals throughout Charlotte, NC, and surrounding markets, with expansion underway in select North Carolina and Texas regions.
